Rex and AgentBox: what a real estate agency can build on top of its CRM

· · 6 min read

Australian real estate agencies running Rex or AgentBox already have the fundamentals handled — listing management, contact databases, vendor and buyer records, and the feeds to REA Group and Domain. Those CRMs do the core job well, and no agency serious about its data should be looking to replace them.

Where agencies come unstuck is everything that faces the public and the client. The CRM manages your listings beautifully on the inside; the question is how those listings, and the experience around them, show up to buyers and vendors. That’s the custom layer — and it’s where a premium agency separates itself from the templated crowd.

Two strong CRMs, two slightly different starting points

AgentBox is one of Australia’s most-used real estate CRMs, particularly strong in NSW and Queensland, and owned by Domain Group since 2014. It handles listing and contact management with tight REA and Domain integration.

Rex is known for particularly strong workflow automation — favoured by agencies that want more than basic listing management and are willing to build process around it.

Both expose the data and integration surface needed to build a serious custom layer on top. The right choice usually comes down to what an agency already runs and how much workflow automation it wants baked into the CRM itself. Neither locks you out of a premium public experience — that part is up to what you build.

What agencies actually build on top

A premium website that presents listings without the templated look. This is the single most common request. Most agency websites are obvious templates — the same layout every competitor down the road is using, fed from the same CRM. A bespoke site that pulls live listings from Rex or AgentBox but presents them with the agency’s own design and storytelling is how a premium brand looks premium. The listings stay managed in the CRM; the presentation stops looking like everyone else’s.

Lead capture wired cleanly into the CRM. A beautiful website that dumps enquiries into an inbox is a leak. Enquiries, appraisal requests and buyer registrations captured on the site should flow straight into Rex or AgentBox against the right record — so nothing is re-keyed and no lead goes cold because someone didn’t see an email.

Buyer-side portals. For agencies working serious buyers, a portal where a buyer sees matched properties, saved searches and their place in the process — pulled from the CRM — turns a scattered email chase into a managed relationship.

Off-market and premium-agent workflows. Top agents often run off-market listings and VIP buyer lists that don’t belong in the public feed. Bespoke workflows that handle those discreetly, alongside the CRM rather than inside the public site, are genuinely custom territory and a real differentiator for premium agents.

The pattern: manage in the CRM, differentiate in the layer on top

The principle is the same one we apply across every industry: let the specialist platform do what it’s good at — here, listing and contact management — and build the bespoke, brand-defining experience on top of it via integration, rather than trying to bend a generic template into something premium.

For an agency, that means the CRM stays your single source of truth for listings and contacts, and the website, lead capture and buyer experience become the place you actually compete. Buyers and vendors never see the CRM; they see the experience you’ve built around it, and that experience is what earns the next listing.

If you’re running Rex or AgentBox and your website and client experience don’t match the quality of your agency, that gap is exactly what a custom layer closes. We build bespoke websites and integration layers on top of Australian real estate CRMs — and we’re happy to talk through whether it’s worth it for your agency before you commit to anything.
